HOUSING

DESCRIPTION Provides public housing for senior/disabled persons (70 units) and families (30 units) at two apartment complexes within the town of Truth or Consequences. Provides additional subsidized housing at senior/disabled (32 units) and family (20 units) complexes under the USDA Rural Development 515 housing program. Issues rent vouchers to families, seniors and disabled persons who qualify for assistance under the HUD Housing Choice Vouchers program who prefer to rent an apartment or house from the pool of available housing offered by private landlords in the community. Also, offers Section 8 project based multifamily housing for senior/disabled (84 units) and families (32 units) in Truth or Consequences.

For elderly or disabled residents of public housing, provides some help with transportation, recreation and basic needs. For participants in any of the above programs, offers support for increased financial independence and a better quality of life. Support programs are funded through competitive grants by the US Department of HUD. The Housing Authority currently administers a Family Self-Sufficiency program.
ELIGIBILITY Individuals and families whose income is at or below guidelines for "low income" or "very low income" for applicable county.
FEES No fee. However, participants must pay a security deposit before moving to a subsidized housing unit. For the housing complexes described above, the amount of the deposit ranges from $100 to $200 or is equal to the tenant's rent, depending on the apartment complex and subsidy program. Participants renting from private landlords under the voucher program pay the amount required by their landlord.

APPLICATION Complete a Housing Application (available at the Housing Authority office for Sierra County programs) and provide accompanying documentation. Documents needed are: Birth certificates and verification of Social Security numbers for household members, marriage or divorce documents if applicable, and verification of income.

The application includes authorization for a police background check, information regarding applicant's previous tenancy (landlord reference) and other credit references.
LANGUAGES English and Spanish (because Spanish-speaking staff members are not always on hand, consider bringing your own interpreter with you when you meet with Housing Authority staff.)
